North Cyprus PropertyFirst time visitors to Cyprus often fall in love with this romantic Mediterranean island and dream of one day retiring to the island or buying a second home here.

If you too are considering buying a house or a holiday home in North Cyprus what can you expect from property on the island?

There are many developers now building in North Cyprus, confident that the UN back Annan Plan for the peaceful resolution of the Cyprus problem that suffered a set-back in 2004 will soon be implemented.  These developers range from major constructors who are building purpose built villages of holiday homes and small one off developers constructing luxury and quality homes for life.

To help you choose from the many varied projects here are just a few tips that you should consider when property hunting in North Cyprus.

1) Are you looking for a holiday home for a few weeks respite every year or are you intending to move to North Cyprus full time? 

This is an important question to consider and answer because it will help you determine the type of property you’re after.  As mentioned the developers building here fall into two distinct categories: those building affordable holiday homes, often with shared facilities, and those building homes from home in the sun.

2) Are you looking to escape or integrate?

You need to consider your location carefully.  If you would like to escape from it all then maybe you should consider more remote locations away from the main towns and tourist spots.  Alternatively if you’re looking for entertainment and opportunity you might like to look at apartments and houses being built in or near to the main towns of Kyrenia, Ozankoy, Bellapais, Lapta or Alsancak.

3) Consider build quality.

If you’re only going to holiday in your chosen home occasionally the build quality may not be so important to you.  In fact to enable some of the developers to build highly affordable apartments and holiday villas they have reduced the quality of the build accordingly.  They are fully aware that summer holiday makers are hardly in need of cavity walls and heating and that such items add considerably to the build cost.  By taking them out of the equation they pass on the savings to their buyers.

Alternatively if you’re hoping to move to North Cyprus and make this pretty haven your home you’ll want to ensure that the build quality of your home is first class and that it will stand up to the intense heat of the long summer and the few cold and wet days each winter.  In which case even if you’re considering buying property off plan ensure that you see completed examples of your chosen developer’s work. 

Because there’s so much property in North Cyprus to choose from, buyers have to do a considerable amount of home work before making that final purchasing decision.  It’s important to spend some time getting to know the different areas, speaking to local people and expatriates to find out about the different constructors and estate agents and finally ensure you see completed examples of any developers work before buying off plan.  Also visit the proposed plot of your home or the already completed house you are considering at least twice before making that ultimate decision.
